Overview
A high-end commercial salon and studio build-out featuring complex MEP infrastructure, custom architectural finishes, and revenue-generating private suites — delivered after stabilizing a distressed project site.
Scope of Work
- Full interior commercial build-out including extensive mechanical, electrical, and plumbing upgrades
- Underground trenching to support approximately 30 new plumbing fixtures across styling stations, wash areas, restrooms, stacked washer/dryer units, and drinking fountains
- Installation of two new HVAC systems and an Energy Recovery Ventilator (ERV) to meet airflow and code requirements
- Custom exposed metal ducting integrated into the architectural design
- Comprehensive remodel executed in compliance with City of Round Rock commercial occupancy codes and inspections

Constraints
- Prior general contractor exited the project mid-construction, leaving incomplete work and unresolved code items
- Aggressive timeline to bring the space back on track for opening
- Complex MEP scope within an existing shell requiring careful coordination
Solutions
- Performed a comprehensive site audit to assess existing conditions and incomplete installations
- Re-sequenced construction activities to stabilize the schedule and prioritize life-safety systems
- Worked directly with City of Round Rock inspectors to close open items and streamline approvals
- Implemented phased MEP installation to maintain progress while long-lead equipment was procured
- Maintained daily quality-control walkthroughs to ensure workmanship and code compliance

Delivery of a high-end luxury salon featuring more than 22 styling, shampoo, and drying stations
Creation of eight individual studio suites designed to generate additional recurring rental income for ownership
