Overview

A 1960s ranch remodel with a full kitchen rebuild, added bath, garage conversion, major systems upgrades, and a backyard ADU for added flexibility and income potential.

Constraints

City of Austin permit review was time-consuming and extended pre-construction timelines.

Foundation issues required significant correction before interior work could begin.

Solutions

Coordinated a survey and neighbor conversations to confirm the boundary and regain 300+ sq ft of backyard area.

Vaulted targeted ceiling areas to improve volume, light, and overall feel without compromising structure.

Results

Increased functional living space by approximately 450 sq ft through a garage conversion and improved layout.

Fully refreshed interior with new paint, lighting, flooring, and upgraded kitchen/bathroom finishes.
