Scope of Work

  • 1960s ranch remodel with a full interior reconfiguration to improve functionality and value.
  • Complete kitchen gut and rebuild with a new layout, cabinetry, appliances, and finishes.
  • Added a second full bathroom to better match modern family needs.
  • Converted the garage into conditioned living space to expand usable square footage.
  • HVAC upgrades including ductwork improvements and component replacements for comfort and efficiency.
  • Full electrical rewire from aluminum to copper for safety and long-term reliability.
  • Extensive foundation repair to stabilize the structure before finish work.
  • Plumbing modernization by tunneling under the home to replace cast iron with PVC.
  • Constructed a ~200 sq ft backyard ADU for flexible living space and potential rental income.

Constraints & Solutions

Constraints

  • City of Austin permit review was time-consuming and extended pre-construction timelines.
  • Foundation issues required significant correction before interior work could begin.
  • Neighbor fence encroachment (~10 ft) reduced backyard usability and required boundary validation.
  • The original 1.5 bathroom layout did not meet the needs of modern families in this market.
  • Lower ceilings limited perceived spaciousness and constrained design options.

Solutions

  • Coordinated a survey and neighbor conversations to confirm the boundary and regain 300+ sq ft of backyard area.
  • Vaulted targeted ceiling areas to improve volume, light, and overall feel without compromising structure.
  • Added a full bath and optimized the floor plan to increase resale value and buyer appeal.
  • Sequenced work intentionally (foundation → rough-ins → interior rebuild) to reduce rework and control schedule risk.

Results

Increased functional living space by approximately 450 sq ft through a garage conversion and improved layout.

Fully refreshed interior with new paint, lighting, flooring, and upgraded kitchen/bathroom finishes.

Added a backyard ADU that can be rented to generate supplemental income.
